Expanded Listing Attributes for Land and Homes

We have added over 40 new listing attributes and 200+ selectable features so you can better merchandise your listings! For example, we’ve more than doubled the available improvements for land; added selectable options or inputs for parcel IDs, fencing, soil, crops, road frontage, roads, horse amenities, vegetation, and more. For home attributes, we’ve added year-built, stories, foundation, roof, water source, utilities, cooling, heating, and more. Other general attributes are available for finance, including listing terms, exemptions, tax IDs, legal description, and disclaimers.

Why did we add these new fields, and what are the benefits?

  1. Many clients have widely requested expanding listing attributes, and we strive to build what land brokers need.
  2. Several new listing feed integrations can support many of our new listing fields.
  3. If you choose additional land and home information, it offers a more informed website visitor experience.
  4. Ability to create listing categories on your land brokerage website based on new listing attributes.

Important Improvements

  • Bathrooms – We have split the total bathrooms field into full and half bathrooms. This solves the issue of having multiple half bathrooms in a home to give a clear understanding to someone viewing your listing information.
  • Expiration date field is required – Several listing feeds that lean more towards homes require the listing agreement expiration date to publish listings on their website.
  • Street Address field is required
    • This improves the geocoding of the map pin’s auto-generated latitude and longitude coordinates for a listing location in REALSTACK.
    • Several new listing feeds require an address to post on their land real estate website.
    • If a listing does not have an actual address, it is recommended that an approximate address be input. Examples: County Road 1234, 000 County Road 1234, TBD CR 4321, TBD Road, or similar. Real estate websites may also require a unique address. For residential developments with one address and multiple tracts, add an Address 2 value, such as Lot 3, Parcel 3, or similar.

Multi-Phase Project

We broke this project into phases because updating listings in REALSTACK touches a vast amount of the application and external integrations. We also wanted to allow listing managers time to update existing listings as they see fit before they are updated on your website. Phase 1 will focus on listing attributes on the add/update listing form and website system. Phase 2 updates include brochures, application listing detail view, listing feeds, comparable listings, and others.

As we roll this update out to client websites, your website will support these new attributes on the listing detail webpage over the coming weeks.  If these values are not selected on the listing in REALSTACK, the feature label and value will not display.

RESO Industry Standard

These recent additions are RESO (Real Estate Standards Organization) compliant listing attributes. This creates a tremendous long-term opportunity for improved listing attribute mapping to other real estate websites that use the same RESO industry standard. With our ever-growing list of feed integrations, it will offer enhanced exposure to your listings on third-party land real estate websites by meeting and exceeding all the listing information requirements.
