If buyers are asking ChatGPT about land now, should you stop paying for SEO? We often hear some version of that question from brokers, and it deserves a straight answer. You should not stop, because AI search vs. regular SEO is less of a choice than the pitches make it sound. What has shifted is where the effort pays off, how buyers use what they find, and how you count the results. AI search vs. regular SEO: is there a difference?

For Google, no. Google’s guide to optimizing for AI search says that, from its side, optimizing for generative AI search is optimizing for search, and so it is still SEO. Its AI answers run on the same ranking and quality systems as regular results and pull from the same index.

The entry requirement, indexing, is the same too. Under Google’s requirements for AI features, a page must be indexed and eligible for a snippet in regular search. Only then can it appear as a link in an AI Overview or AI Mode.

What differs is the shape of the result and what the buyer does with it. A regular search returns a page of links. An AI answer returns a written summary, with links to the sources it drew from. What stays the same for your brokerage

Most of the work that earns a regular ranking is the same work that gets a site into an AI answer. Four foundations carry both.

Your pages have to be reachable

Google’s guide draws a line between commodity content and non-commodity content. A broker who has walked the tract and knows its access, water, and soils writes the other kind, which is what both regular search and AI answers reward.

Your listing facts belong in fields

What actually changes when buyers ask AI

The changes sit on the buyer’s side. They show up in which questions go to AI, how many clicks follow, and what it takes to be the brokerage an answer credits.

Buyers take their research questions to AI

The questions buyers type into Google are changing. OpenAI’s study of how people use ChatGPT found that seeking information grew from 14 percent to 24 percent of all ChatGPT use between July 2024 and July 2025. The researchers call that use a close stand-in for web search.

Google’s own AI answers follow a similar pattern. Ahrefs’ study of AI Overview keywords found that 99.2 percent of the keywords triggering an AI Overview were informational, meaning the searcher wanted to learn something.

For a land brokerage, that splits the buyer’s path in two. Research questions, like how a conservation easement affects value or what timberland sells for in a region, are where AI answers show up. A search for acreage for sale in a specific county is a shopping search. Google says AI Overviews appear only when they add something, so they often do not trigger at all. In our view, your listing pages still earn their keep in regular results, and your local knowledge is what gets you into the AI answer.

Fewer clicks, from buyers further along

The click is where the two kinds of search diverge most, and the evidence splits. Ahrefs’ 2026 click study found that an AI Overview on the page is linked to a 58 percent lower average click rate for the top-ranking page, based on December 2025 data. Google says total clicks from Search have stayed relatively stable year over year, with slightly more quality clicks. Google published no numbers to back that up.

Both can hold for a land site at once. Fewer people click through on a quick research question, and those who do have already read an answer and want more. Semrush’s AI search traffic study looked at digital marketing and SEO topics. It found the average visitor from an AI tool was worth 4.4 times as much as a regular organic visitor, measured by conversion rate. The same study found half the links in ChatGPT answers pointed to business and service websites, the category your brokerage site falls in. Treat that multiple as a sign of direction, since land buyers were not in the sample.

Being named matters as much as ranking

A regular results page asks the buyer to pick from a list. An AI answer gives the buyer a written summary first, with links to the sources behind it, so the buyer meets your facts before your site. How you measure regular SEO and AI search

The two kinds of search show up in different places in your reports, so a brokerage can gain AI visibility and never notice it.

Google’s AI Overviews and AI Mode count inside your regular Search Console numbers, in the Web search type, alongside your other Google Search clicks. Search Console also has a Generative AI performance report that shows how your pages appear in those features. Visits from ChatGPT, Perplexity, and similar tools land in Google Analytics instead.

GA4 now sorts many of those visits into its own AI Assistant channel. Do you need to pay for AI SEO separately?

This is the question behind the AI SEO pitches brokers are getting, and Google has answered it more directly than any vendor. Google’s advice on hiring an SEO, updated in June 2026, now lists optimizing for generative AI as one of the ordinary services an SEO provides. It sits next to keyword research and content development.

Google’s guidance on third-party SEO advice adds that good advice either labels itself as opinion based on data or experience, or backs its claims with Google’s own documentation. The hiring page also says third-party SEO tools have no access to Google’s internal ranking data, and that no one can guarantee a number-one ranking.

Google also lists tactics you can skip for its AI features, including special AI text files and chopping pages into small chunks. If a proposal leads with those, weigh it against Google’s list before you pay for it.

Does AI search replace SEO?

No. Google’s AI answers run on the same ranking systems and index as regular search, and Google describes optimizing for them as still SEO. A page that is not indexed and eligible for a snippet cannot appear in an AI Overview or AI Mode.
